ADDITIONS TO SINGLE FAMILY HOME

To obtain a permit to construct an addition on to an existing dwelling, you must submit a permit application, and two (2) sets of construction drawings, including a site plan, foundation plan, elevations, and a sectional to the Building Department. Most additions are constructed on the rear of a dwelling since the majority of original homes were built to the front setback line, precluding a front addition. Rear additions must conform to zoning regulations regarding rear and side yard setbacks. Call for specific ordinance information. The construction drawings will be evaluated for compliance with the Ohio Residential Code for One, Two and Three Family Dwellings. The construction drawings may be prepared by the homeowner, contractor or by a design professional. The drawings must be to scale, complete and readable to be considered for a permit. Separate permits are required for all mechanical, electrical, plumbing and HVAC systems. Architectural Review Board approval is usually not required for single-family residential additions unless of unusual magnitude or conditions. ADDITIONS TO MULTI-FAMILY BUILDINGS

To obtain a permit to erect an addition on a multi family building you must submit a permit application and five (05) sets of complete construction drawings, including a site plan showing adjacent property and building locations to the Building Department. Each proposed project must be reviewed and approved by the Planning Commission and the Architectural Review Board. The applicant or designated representative must attend these proceedings. ADDITION TO A DETACHED RESIDENTIAL GARAGE

To obtain a permit to erect an addition on an existing detached garage you must submit a, a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. Zoning regulations also set the maximum size of a garage based on the size of the lot. Contact the Building Department to determine the maximum size allowed. The construction drawings must comply with the provisions of the Residential code of Ohio for One, Two and Three Family Dwelling Codes. ANTENNA TOWERS

To obtain a permit for an antenna, antenna tower or supporting structure that exceeds twelve feet (12′) in height, the applicant must submit a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. BUILDING ALTERATIONS (INTERIOR OR EXTERIOR)

To obtain a permit for interior or exterior alterations to a building you must submit a permit application and five (5) sets of construction drawings, including a site plan to the Building Department. Exterior alteration projects may require review and approval of the Architectural Review Board. Additional sets of site and construction drawings will be required if board approval is required. The applicant or a designated representative must attend these proceedings. It is helpful to bring any supporting material (pictures, color renderings, material samples, etc) which help to describe the finished project. For both commercial and residential projects, the construction drawings will be reviewed for compliance with the Ohio Building Code. Both categories must comply with the Ohio Residential Code for One, Two and Three Family Dwellings. Separate permits are required for mechanical, electrical, plumbing and HVAC system work. Permits are issued to registered and state licensed contractors and to homeowners who are doing their own work.

DECKS

To obtain a permit for an open deck, you must submit a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. An open deck can ordinarily be installed only on the rear of dwellings because of zoning regulations. Required side yard setbacks vary according to the zoning district and lot width. Contact the Building Department to determine the maximum size allowed. The construction drawings must comply with the provisions of the Ohio Residential Code for One, Two and Three Family Dwellings. Permits are issued to registered and state licensed contractors and to homeowners who are doing their own work.

DEMOLITION

To obtain a permit to demolish a structure, you must submit a permit application and a site plan to the Building Department. A written statement must also be submitted as to why the structure is proposed to be demolished. The written statement must clearly outline both the building to be demolished and a timeline for the project completion. You must also post a cash performance deposit, estimated based on the size and scope of the demolition. The deposit is held by the Village to insure that utilities have been properly removed, abandoned, disconnected and or, bulk headed, etc. All debris is to be removed and the site cleaned and graded. The deposit is returned after the successful completion and inspection of the demolition.

DRIVEWAYS & APRONS

To obtain a permit for a new or replacement concrete or asphalt driveway, and or apron, or a widening of a drive or apron, fill out an application at or submit a completed application by mail to the Building Department. To obtain a permit to widen an existing driveway or apron, first stake out area to be expanded and call the Building Department for a site approval inspection. You may also submit a scale drawing showing the existing and proposed widening in lieu of staking. You must also post a cash performance deposit, estimated based on the size and scope of the project. The deposit is held by the Village to insure that the project has been satisfactorily completed. After the site has been approved for conformity with current code requirements, upon payment of the required fee, a permit will be issued. All debris is to be removed and the site cleaned. The deposit is returned after the successful completion and inspection of the project. Permits are issued to registered contractors and to homeowners who are doing their own work.

ELECTRICAL (NEW/REPAIR)

To obtain a permit to install new electrical systems, or to alter/repair existing systems you must submit an application to the Building Department. A permit may not be required for repair work when it is considered minor. Permits are only issued to registered and state licensed contractors and to homeowners who are doing their own residential work. Electrical systems must be installed or repaired in compliance with the most current edition of the National Electrical Code.

FACTORY BUILT FIREPLACE UNIT

To obtain a permit to install a factory built fireplace unit you must submit a building permit application along with a copy of the manufacturer’s product installation guidelines to the Building Department for review. The Building Department will inspect the installation against the guidelines and compliance with the International Fuel Gas Code and or the Ohio Residential Code for One, Two, and Three Family Dwellings. The Building Department will also check the product literature to ensure it is listed with one of the major testing laboratories such as Underwriters Laboratories (UL). Permits are issued to registered contractors and to homeowners who are doing their own work.

FENCES

To obtain a permit for a new or replacement fence, you must fill out and submit an application to the Building Department. Commercial fence projects also require a site plan detailing the exact location of the proposed fence. Permits for residential boundary fences over four (4′) in height but not greater than six (6′) feet in height or all closed fences (stockade type) have an additional requirement. . Contact the Building Department to determine additional requirements. The applicant must first obtain the written approval of all adjacent property owners or may request a variance from the Planning and Zoning Commission before a permit can be issued. FRONT LANDINGS

To obtain a permit to erect or replace a front landing on an existing dwelling, you must submit a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. Landings, porches, decks, patios, balconies or similar architectural projection are not allowed to extend within the front yard setback as designated on the official zone map of the Village, unless a variance has been granted by the Planning and Zoning Commission and the plans approved by the Architectural Board of Review. FURNACE & Air Conditioner (NEW/REPLACE)

To obtain a permit to install a new or replacement residential furnace or air conditioning unit, you must submit an application to the building Department. Permits are issued to property owners (who do their own installation) and to registered and state licensed contractors. Air conditioning condensers may not be placed in the side yard of a dwelling unless there is ten feet (10′) of clearance from the unit to the property, or the affected neighbor signs off and approves the location less than the required ten (10′) feet. Contact the Building Department to determine additional requirements. Permits are issued to property owners (who do their own installation) and to registered contractors.

HOT WATER TANKS

To obtain a permit to install a new or replacement hot water heater, you must submit a permit application to the Building Department. Permits are issued to property owners who do their own installation and to registered and state licensed contractors. Permits are issued without cost to resident senior citizens. Proof of age and residency is required at time of submission of application.

HVAC (NEW/REPAIR)

To obtain a permit to install new HVAC systems, or to alter/repair existing systems, you must submit an application to the Building Department. A permit may not be required for minor repair work. Commercial HVAC Permits are only issued to registered and state licensed contractors. HVAC systems must be installed or repaired in compliance with the Ohio Mechanical Code and or the International fuel Gas Code. MASONARY FIREPLACE

To obtain a permit to build a residential masonry fireplace, you must submit a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. The construction drawings must comply with the provisions of the Ohio Residential Code for One, Two and Three Family Dwellings and or the International Fuel Gas code. Permits are issued to registered and state licensed contractors and to homeowners who are doing their own work.

MOVING A BUILDING

To obtain a permit to move a building, the applicant must submit a permit application and a site plan to the Building Department. The Building Department will inspect the building to ensure that it is structurally sound and can be safely moved. The applicant must also provide a cash deposit to cover any damage to trees, wires, sidewalks, poles, etc. The deposit will be returned after the successful completion of the project. NEW DWELLING- Residential

To obtain a permit to erect a dwelling you must submit a permit application and two (2) sets of construction drawings, including a site plan topographical map to the Building Department. Any proposed dwelling must comply with the established setback requirements as sated in the Planning and Zoning code. The front setback is designated on the official zone map of the Village, which may be viewed in the Building department. You may contact the Building Department direct for information on the required front, rear and side yard setbacks for any given lot. Approval by the Architectural Board of Review and or the Planning Commission may be required before a permit can be issued. NEW MULTI-FAMILY BUILDING

To obtain a permit to erect a multi family building you must submit a permit application and ten (10) sets of construction drawings, including a site plan to the Building Department. Multifamily building may only be built in zoning districts classified as Multifamily A (Apartment House District) as defined in Chapter 1149 of the Planning & Zoning Code. Each district has different requirements for the types of buildings which can be built; minimum development area, lot size per dwelling unit, maximum density, yard requirements, etc. Contact the Building Department for further information. Any proposed multifamily project must be reviewed and approved by the Planning Commission and the Architectural Review Board. The applicant must attend these proceedings. NEW OR REPLACEMENT DETACHED GARAGES

To obtain a permit to erect or modify a detached garage you must submit a permit application and two (2) sets of construction drawings, including a site plan topographical map to the Building Department. Any proposal must comply with the established setback requirements as sated in the Planning and Zoning code. Contact the Building Department for information on the formula and information on building a detached garage. No more than one garage, attached or detached is permitted on any one lot. Permits for new or replacement detached garages will be issued to homeowners doing their own work or to registered contractors.

PARKING LOT CONSTRUCTION

To obtain a permit to construct or add on to a parking lot; you must submit a permit application and site plan showing the existing and proposed new parking area along with existing buildings and setbacks to property line to the Building Department. Chapter 1169 of the Planning and Zoning Code regulates off street parking facilities, their requirements including improvement and maintenance standards, determining number of required off street parking spaces and storage of commercial delivery trucks. The drawings must accurately describe the construction method and materials to be used. Approval by the Village Engineer may be required. Drawings prepared and sealed by an Engineer may be required depending on the scope of the project. You must also post a cash performance deposit, estimated based on the size and scope of the project. The deposit is held by the Village to insure that the project has been satisfactorily completed. After the site has been approved for conformity with current code requirements, upon payment of the required fee, a permit will be issued. SATELLITE DISH

To obtain a permit to erect a satellite dish antenna you must submit a permit application and two (2) sets of drawings, including a site plan to the Building Department. (Satellite dish antennas one (1) meter in diameter or smaller are exempt from zoning regulations and do not require a permit.) The site plan must show the exact location of the proposed dish, the location of all buildings on the lot and the distance from the dish to abutting residences. Contact the Building Department for information on the Planning and Zoning Code that regulates satellite earth stations. Permits are issued to registered contractors and to homeowners who are doing their own work.

SEWER WORK (NEW OR REPAIR)

To obtain a permit to install new sewer systems, or to alter/repair existing systems, you must submit an application to the Building Department. A permit may not be required for repair work when the work is minor. Sewer systems must be installed or repaired in compliance with the Ohio Plumbing Code. Contact the Building Department for further information. Sewer work, new or repair within a building or structure, when done by a contractor, the contractor must be a state licensed contractor. Permits are issued to registered contractors, and to homeowners who are doing their own residential work.

SIDING (VINYL OR ALUMINUM)

To obtain a permit to install replacement aluminum, vinyl, or other approved siding; you must submit a permit application to the Building Department. A permit may not be required for repair work when the work is minor. Permits are issued to property owners (who do their own installation) and to registered contractors.

SIGNS

To obtain a permit for a sign you must submit a permit application and five (5) sets of color drawings to the Building Department. If a permitted ground sign, a site location plan is also required. Chapter 1321 of the Planning and Zoning Code regulates signs. Contact the Building Department for further information. The sign regulations cover all types of signs including real estate, political, portable signs, banners, wall signs, ground signs, and business identification signs, etc. Some sign installations do not require a permit (real estate and political are examples). Permits for business identification signs and ground signs are the most common types processed through the Building Department. The procedures for these signs are outlined below. To obtain a permit to erect business identification or ground sign you must submit a permit application and five (5) sets of color drawings as described above. The size of a business identification sign is based on the lineal foot of frontage width of the store, building or business suite. The complete design standards are contained in section 1321. Generally, any proposed business identification or ground sign must be reviewed and approved by the Planning and Zoning Commission before a permit can be issued. STORAGE BUILDING (SHED)

To obtain a permit to install a storage building or shed you must submit a permit application and two (2) sets of drawings, including a site plan to the Building Department. The construction drawings must comply with the provisions of the Ohio Residential Code for One, Two and Three Family Dwellings. Separate permits are required for any related mechanical, electrical, plumbing and HVAC systems. The electrical portion, if applicable, of the installation must meet the National Electrical Code. SWIMMING POOL

To obtain a permit to install a swimming pool you must submit a permit application and two (2) sets of drawings, including a site plan to the Building Department. The site plan must show the exact location of the proposed pool, the location of all buildings on the lot and the distance from the pool to abutting residences.
