Exterior alteration projects may require review and approval of the Architectural Review Board. Additional sets of site and construction drawings will be required if board approval is required. The applicant or a designated representative must attend these proceedings. DECKS

To obtain a permit for an open deck, you must submit a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. An open deck can ordinarily be installed only on the rear of dwellings because of zoning regulations. Required side yard setbacks vary according to the zoning district and lot width. DEMOLITION

To obtain a permit to demolish a structure, you must submit a permit application and a site plan to the Building Department. A written statement must also be submitted as to why the structure is proposed to be demolished. The written statement must clearly outline both the building to be demolished and a timeline for the project completion. You must also post a cash performance deposit, estimated based on the size and scope of the demolition. The deposit is held by the Village to insure that utilities have been properly removed, abandoned, disconnected and or, bulk headed, etc. All debris is to be removed and the site cleaned and graded. The deposit is returned after the successful completion and inspection of the demolition.

DRIVEWAYS & APRONS

To obtain a permit for a new or replacement concrete or asphalt driveway, and or apron, or a widening of a drive or apron, fill out an application at or submit a completed application by mail to the Building Department. To obtain a permit to widen an existing driveway or apron, first stake out area to be expanded and call the Building Department for a site approval inspection. You may also submit a scale drawing showing the existing and proposed widening in lieu of staking. You must also post a cash performance deposit, estimated based on the size and scope of the project. The deposit is held by the Village to insure that the project has been satisfactorily completed. After the site has been approved for conformity with current code requirements, upon payment of the required fee, a permit will be issued. All debris is to be removed and the site cleaned. ELECTRICAL (NEW/REPAIR)

To obtain a permit to install new electrical systems, or to alter/repair existing systems you must submit an application to the Building Department. A permit may not be required for repair work when it is considered minor. Permits are only issued to registered and state licensed contractors and to homeowners who are doing their own residential work. Electrical systems must be installed or repaired in compliance with the most current edition of the National Electrical Code.

FACTORY BUILT FIREPLACE UNIT

To obtain a permit to install a factory built fireplace unit you must submit a building permit application along with a copy of the manufacturer’s product installation guidelines to the Building Department for review. The Building Department will inspect the installation against the guidelines and compliance with the International Fuel Gas Code and or the Ohio Residential Code for One, Two, and Three Family Dwellings. The Building Department will also check the product literature to ensure it is listed with one of the major testing laboratories such as Underwriters Laboratories (UL). Permits are issued to registered contractors and to homeowners who are doing their own work.

FENCES

To obtain a permit for a new or replacement fence, you must fill out and submit an application to the Building Department. Commercial fence projects also require a site plan detailing the exact location of the proposed fence. Permits for residential boundary fences over four (4′) in height but not greater than six (6′) feet in height or all closed fences (stockade type) have an additional requirement. . FRONT LANDINGS

To obtain a permit to erect or replace a front landing on an existing dwelling, you must submit a permit application and two (2) sets of construction drawings, including a site plan to the Building Department. Landings, porches, decks, patios, balconies or similar architectural projection are not allowed to extend within the front yard setback as designated on the official zone map of the Village, unless a variance has been granted by the Planning and Zoning Commission and the plans approved by the Architectural Board of Review. FURNACE & Air Conditioner (NEW/REPLACE)

To obtain a permit to install a new or replacement residential furnace or air conditioning unit, you must submit an application to the building Department. Permits are issued to property owners (who do their own installation) and to registered and state licensed contractors. Air conditioning condensers may not be placed in the side yard of a dwelling unless there is ten feet (10′) of clearance from the unit to the property, or the affected neighbor signs off and approves the location less than the required ten (10′) feet. HOT WATER TANKS

To obtain a permit to install a new or replacement hot water heater, you must submit a permit application to the Building Department. Permits are issued to property owners who do their own installation and to registered and state licensed contractors. Permits are issued without cost to resident senior citizens. Proof of age and residency is required at time of submission of application.

HVAC (NEW/REPAIR)

To obtain a permit to install new HVAC systems, or to alter/repair existing systems, you must submit an application to the Building Department. A permit may not be required for minor repair work. Commercial HVAC Permits are only issued to registered and state licensed contractors. HVAC systems must be installed or repaired in compliance with the Ohio Mechanical Code and or the International fuel Gas Code. MOVING A BUILDING

To obtain a permit to move a building, the applicant must submit a permit application and a site plan to the Building Department. The Building Department will inspect the building to ensure that it is structurally sound and can be safely moved. The applicant must also provide a cash deposit to cover any damage to trees, wires, sidewalks, poles, etc. The deposit will be returned after the successful completion of the project. NEW DWELLING- Residential

Multifamily building may only be built in zoning districts classified as Multifamily A (Apartment House District) as defined in Chapter 1149 of the Planning & Zoning Code. To obtain a permit to construct or add on to a parking lot; you must submit a permit application and site plan showing the existing and proposed new parking area along with existing buildings and setbacks to property line to the Building Department. Chapter 1169 of the Planning and Zoning Code regulates off street parking facilities, their requirements including improvement and maintenance standards, determining number of required off street parking spaces and storage of commercial delivery trucks. SATELLITE DISH

To obtain a permit to erect a satellite dish antenna you must submit a permit application and two (2) sets of drawings, including a site plan to the Building Department. (Satellite dish antennas one (1) meter in diameter or smaller are exempt from zoning regulations and do not require a permit.) The site plan must show the exact location of the proposed dish, the location of all buildings on the lot and the distance from the dish to abutting residences. SEWER WORK (NEW OR REPAIR)

To obtain a permit to install new sewer systems, or to alter/repair existing systems, you must submit an application to the Building Department. To obtain a permit to install replacement aluminum, vinyl, or other approved siding; you must submit a permit application to the Building Department. SIGNS

To obtain a permit for a sign you must submit a permit application and five (5) sets of color drawings to the Building Department. If a permitted ground sign, a site location plan is also required. The sign regulations cover all types of signs including real estate, political, portable signs, banners, wall signs, ground signs, and business identification signs, etc. Some sign installations do not require a permit (real estate and political are examples).
